When drug criminals and other destructive tenants operate out of rental property, neighborhoods suffer and landlords pay a high price. That price may include:

  • Decline in property values -- particularly when the activity begins affecting the reputation of the neighborhood
  • Property damage arising from abuse, retaliation, or neglect; property damage from police raids
  • Fire resulting from manufacturing or growing operations.  Civil penalties, including temporary closure of the property -- or even property seizure. Loss of rent during the eviction and repair periods
  • Fear and frustration when dealing with dangerous and threatening tenants.  Increased resentment and anger between neighbors and property managers
  • The loss of other valued tenants

The Crime Free Multi-Housing Program is a, state-of-the-art, crime prevention program designed to reduce crime, drugs, and gangs on apartment properties.
The program consists of three phases that must be completed under the supervision of the local police department.  Property managers can become individually certified after completing training in each phase and the property becomes certified upon successful completion of all three phases.
The anticipated benefits are reduced police calls for service, a more stable resident base, and reduced exposure to civil liability.

Property Manager Meeting Schedule
Property managers, along with their leasing agents and maintenance staff, meet monthly to “network” ideas and share news of their area.  The Crime Prevention Officer provides training at these meetings in an effort to better equip employees perform in their positions.

Crime Free Single Family Home Program

The Crime Free Multi-Housing Program is being adapted for use by single family homeowners who rent their properties.  Owners are encouraged to use the tools available to them to help protect their properties and maintain the safety of neighborhoods.

Single family homeowners are invited to attend Crime Free seminars presented by the Crime Prevention Office of the City’s Police Department.

CGPD Neighborhood Watch

This is simply a program of neighbors watching the other neighbor’s property during the vacation period, the working day, evenings or during any absence. Neighborhood Watch is a crime prevention program, which enlists the active participation of citizens in cooperation with law enforcement to reduce crime in their communities. Neighbors getting to know each other and working together in a program of mutual assistance. Citizens being trained to recognize and report suspicious activities in their neighborhoods. Implementation of crime prevention techniques, such as Home Security, Operation Identification and others. Once you’ve become acquainted with your neighbors, make them aware of your everyday living habits (such as delivery people who regularly come to your home). Learn their habits equally as well.
